The new rooftop: why terraces are becoming the most valuable room in the home

From Tashkent City to Dubai Hills, buyers are paying a premium for outdoor space designed with the same care as a living room. The terrace is no longer an afterthought — it is where mornings begin and evenings end.

The outdoor room

The best terraces we see today are planned as rooms: they have a floor, walls of planting, a ceiling of pergola or sky, and furniture chosen for comfort rather than weather resistance alone. Depth matters more than area — a three-metre terrace you can dine on is worth more than a long, narrow balcony.

“Buyers now ask about the terrace before they ask about the kitchen.”

What buyers pay for

Across our four markets, residences with a usable terrace of more than 20 m² achieve a 9–14% premium over comparable homes. Orientation, privacy from neighbours and a direct connection to the living room are the three details buyers mention most often.
